We also encourage and are pleased to review an Agreement of Purchase and Sale before it is presented as once the Agreement is accepted the rights to make changes to the Agreement are generally limited.    

Our fees are competitive but as this is a service industry cost should not be the only factor to consider when choosing a Lawyer to represent you; experience and level of service should also be considered in your decision.

Land Transfer and Tax Rebates

Provincial Land Transfer Tax

All purchases in Ontario are subject to a Provincial Land Transfer Tax which is taxed on a graduated rate based on the purchase price of the Property.  The Tax is paid only by the Purchaser and must be paid in full on closing.  Currently first-time home buyers are exempt for up to $2,000.00 of the Land Transfer Tax when purchasing a brand new home or condo directly from a builder.

Toronto Municipal Land Transfer Tax

As of February 1st, 2008 the City of Toronto implemented a Municipal Land Transfer Tax (MLTT) on all properties purchased in the City of Toronto which is in addition to the provincial tax.  The MLTT is also a graduated rate and is very similar in amounts to its provincial counterpart.  The MLTT also has a rebate for all first time home buyers which is up to $3,725.00 (versus the $2,000.00 provincial rebate). We will prepare all the required documentation in order to obtain any applicable rebate for our clients.
